Roof Quality Assurance / Registered Roof Observer (Charleston/Columbia)

Position Summary

The Roof Observer provides observation of roofing system installation to assist the design professional or owner in verifying general conformance with project contract documents, manufacturer requirements, and accepted roofing practices. The observer documents construction progress, observed conditions, and deviations through written reports and photographic documentation.

Key Responsibilities

  • Perform periodic or full-time on-site observation of roofing system installation.
  • Observe roofing work in progress for general conformance with project drawings, specifications,  and manufacturer requirements.
  • Prepare daily field observation reports documenting weather conditions, workforce, work activities, and installation progress.
  • Photograph construction progress and notable conditions.
  • Document observed deviations from contract documents and notify the appropriate project representative.
  • • Attend pre-installation conferences and coordination meetings as required.
  • Maintain professional communication with project teams, including architects, consultants, contractors, and owners.

Qualifications

  • Experience in commercial  roofing, construction observation, or building enclosure consulting.
  • Ability to read and interpret construction drawings and specifications.
  • Strong written documentation and communication skills.
  • Ability to work safely on active construction sites and access roof areas.
  • Certification as a Registered Roof Observer (RRO) through IIBEC is preferred but not required.

AutoCAD Technician/Field Technion

AutoCAD Technician / Field Technician (Columbia)

Position Summary

The AutoCAD Technician / Field Technician supports the Building Envelope Consulting team by preparing accurate construction drawings, documenting existing conditions, performing field investigations, and assisting project managers with roof, waterproofing, exterior wall, and building enclosure projects. This position requires a combination of office drafting skills and hands-on field experience performing inspections throughout South Carolina.

Essential Duties and Responsibilities

AutoCAD Responsibilities

  • Prepare      existing condition drawings using AutoCAD.
  • Produce roof      plans, wall elevations, flashing details, repair details, and construction      documents.
  • Develop      project details in accordance with industry standards 
  • Revise      drawings based upon consultant redlines.
  • Perform      quantity takeoffs from drawings and field measurements.
  • Maintain CAD      standards and drawing libraries.
  • Coordinate      drawings with specifications and project reports.

Field Technician Responsibilities

  • Document      deficiencies using photographs, sketches, and field notes.
  • Measure      existing roof systems and building components.
  • Assist with      leak investigations.
  • Document      field observations in written reports.
  • Travel      throughout South Carolina for field work.

Required Qualifications

  • Associate      degree in Drafting Technology, Engineering Technology, Architecture,      Construction Management, or related field preferred.
  • High school      diploma or GED required.
  • 1–3 years of      AutoCAD experience preferred.
  • Experience in      commercial roofing, construction, architecture, or engineering preferred.
  • Valid South      Carolina driver's license with acceptable driving record.
  • Ability to      pass background checks for government and military facilities.
  • Ability to      obtain security clearance when required.

Required Skills

  • Proficiency      in AutoCAD.
  • Microsoft      Office Suite.
  • Bluebeam      Revu.
  • Strong      organizational skills.
  • Excellent      written communication.
  • Ability to      read construction drawings.
  • Basic      understanding of commercial roofing systems.
  • Ability to      learn building envelope systems.
  • Strong      attention to detail.
  • Ability to      manage multiple projects simultaneously.

Physical Requirements

The employee must be able to:

  • Climb ladders      up to 40 feet.
  • Walk roofs of      varying slopes.
  • Lift up to 50      pounds.
  • Work outdoors      in varying weather conditions.
  • Travel      overnight as projects require.
  • Stand and      walk for extended periods.
  • Access crawl      spaces and confined areas when necessary.
  • Work at      heights while utilizing proper fall protection

Preferred Certifications (Not Required)

  • IIBEC      Registered Roof Observer (RRO)

Administrative Assistant / Project Coordinator

Administrative Assistant / Project Coordinator (Charleston)

 Location: Hanahan, SC 29410 (Charleston Area)

Job Type: Full time 40 hours (Mondays thru Fridays (8 am to 5:30 pm Monday to Thursday, 8 am to Noon on Fridays)

Job Description:

We are seeking an administrative assistant/project coordinator for general administrative support duties for construction administration support of Project Managers and Assistant Project Managers. As well as marketing support.

Key Responsibilities:

· Field Observation Reports/Site Visit summaries

· Meeting Minutes

· Pre Construction Conference Minutes 

· Follow up with Contractors regarding weekly progress summaries due on Fridays from Contactors

· Construction Submittal Review Forms to accompany Submittals to Contractor

· Follow up on outstanding/remaining Submittals with Contractors (weekly)

· Assistance with general email project correspondence

· Asbestos Testing Forms/shipments for testing as well as reports once results are received.

· Project email distribution lists (Outlook)

· Membership/Credential renewal assistance for Project Managers/Assistant Project Managers

· Assist Project Managers with photo retrieval from Dropbox

· Monitor main phone number/phone messages.

· South Carolina Business Opportunities (SCBO) review for potential projects to submit on

· Marketing submissions to clients and/or Architects (SF 330 format)

· Holiday cards/gifts for clients

· Postcards (announcements) for firm employees and/or firm 

Qualifications:

· One to three of years of experience required

· Proficient knowledge of Microsoft Office Software (Word, Excel, Outlook, and PowerPoint) is a requirement. 

· Adobe InDesign, Adobe Bridge, or Photoshop knowledge/experience is a plus
